GoodLeap Solar Loan Transfer Process – Detailed Overview
If a home is being sold with an active GoodLeap solar loan, the loan may be transferable to the buyer only if the “target balance” is met, and there is no delinquency on the payments. This process involves coordination between the seller, buyer, and escrow, and must be carefully timed to ensure approval prior to closing.
1. Target Balance Payoff & Transfer Approval Request (Seller Step)
If a payoff toward the target balance, or past due amount is required in order for the loan to be assumed, escrow must submit a formal request for pre-closing approval or the loan will not be assumable. I would advise to and get this information prior to initiation from the buyer.
2. Buyer Initiates the Transfer
The buyer begins the assumption process by emailing assumptions@goodleap.com or calling 1-844-291-3750 with the following message:
3. GoodLeap’s Initial Response
GoodLeap will respond with a congratulatory message and a request for the following information:
Will the buyer occupy the property or use it as an investment? Must be owner occupied for approval.
Title company name
Escrow officer’s name, phone number, and email
Closing date
4. Buyer Loan Qualification
After receiving the required information, GoodLeap will send a Loan Application Form to the buyer. This form must be completed in order to assess the buyer's creditworthiness.
GoodLeap requires a minimum credit score of 680 to qualify.
If the buyer does not meet the requirement, they may:
Add a co-signer
Wrap the loan into their new mortgage
Obtain a personal loan to pay off the balance
5. Loan Approval and Final Documentation
Once approved, GoodLeap will:
Send loan documents via DocuSign to the buyer for completion
Notify the escrow officer of approval and next steps
After the documents are completed, escrow will need to collect and return all required items (see below).
6. Buyer System Access
Once the transfer is complete, the buyer can access their account and monitor the system by downloading the GoodLeap Home app:

7. Closing and Required Escrow Submissions
The following items must be collected at closing and returned to GoodLeap:
$300 Assumption Fee
UCC Recording Fees:
Secretary of State – $60.00 per party (buyer and seller)
County Recorder – $60.00 for buyer only
Copy of the Recorded Grant Deed / Warranty Deed
Copy of the Recorded County UCC Termination
Acceptable forms of payment:
Personal or company check
Cashier’s check
Bank bill pay
Money order
Mail hard copies and payments to:

Note: The transfer is NOT complete until all listed items are submitted and accepted by GoodLeap.
8. Access & Privacy Restrictions
Only the seller or an authorized account user can speak to GoodLeap about the account.
The seller must call GoodLeap directly to authorize any third party, such as an agent or escrow officer.
9. Additional Considerations
The buyer and seller must also confirm what the original installer requires for transfer approval.
If the installer is out of business or does not perform the inverter transfer on the buyer’s behalf, you may also need to coordinate with the inverter manufacturer(such as SolarEdge or Enphase) to establish monitoring access for the new homeowner.
